Benson's older houses have usually had two or three sets of gutters by now, each hung on the same tired fascia. When the latest set starts leaking, it is often time to start over properly.

Quick answer

Most Benson calls are for replacing worn sectional gutters, sealing leaks at corners and outlets, fixing fascia behind old runs and moving downspout water away from basements. Along Maple Street we also handle box gutters and downspouts on commercial buildings. New seamless runs get formed on our truck at the curb. Call us and we will come take a look.

Erastus Benson platted his town on March 4, 1887 across roughly 900 acres. Growth was slow at first, then quick: Benson became a village in 1897, had about 1,600 people by 1907 and more than 4,000 by 1912. Omaha annexed it on May 25, 1917, and it has been an Omaha neighborhood ever since.

That burst of building between the 1890s and the First World War set the character of many Benson blocks, with modest frame houses on narrow lots set close together. Later building filled in gaps with bungalows and postwar houses. The common thread is age: very few Benson homes still have their original gutters, and many have had several rounds of patches.

Older frame houses and many rounds of patches

A typical Benson gutter problem is layered. The current gutter is sectional with seams every 10 feet, held on with spikes driven into fascia that already has dozens of old nail holes from earlier gutters. Seams leak, spikes no longer bite, and the fascia behind starts to rot. Patching any one of those things leaves the other two in place.

So in Benson we often recommend a full replacement: tear off, cut out and replace rotted fascia, wrap it with aluminum trim coil, then hang seamless 5-inch K-style with hidden hangers screwed into rafter tails. On narrow lots with tight side yards, we also look carefully at where downspouts land, because water dumped between two close houses has nowhere to go but the basement.

Narrow lots, old sewers and basement water

Much of older Omaha is served by combined sewers, where heavy rain can overload shared pipes and push water back up into basements. The city has helped owners install backflow valves, covering 80 percent of the cost. Gutters cannot fix a sewer backup, but keeping roof water out of the ground beside the foundation removes one source of basement water.

University of Nebraska Extension guidance says downspouts should discharge at least 5 feet from the foundation. On a narrow Benson lot that can mean hinged extensions that flip up for mowing, or a short buried line to the front or back yard. Mature trees along these blocks also mean fall cleaning is rarely optional.

Leaking Gutter Repair

When gutters are basically sound, resealing miters, end caps and outlets with proper cleaning and fresh rivets stops the drip over front steps and side doors.

Fascia Board Replacement

Years of leaks and repeated nailing leave Benson fascia soft. We replace rotted boards and wrap them so new hangers hold for the long term.

Downspout Extensions

On narrow lots, downspouts often dump between houses. Extensions and flip-up elbows move water at least 5 feet out, the distance Nebraska Extension recommends.

Commercial Gutters

Older storefronts along Maple Street need heavier box gutters, conductor heads and oversized downspouts. We schedule that work around opening hours.

Kick-Out Flashing

Benson houses with later additions often have a roof edge meeting a wall with no diverter, and water runs behind the siding there. A kick-out sends it into the gutter.

Around Benson

Maple Street is the center of Benson, and the Benson Commercial Historic District between 59th and 63rd streets joined the National Register of Historic Places in 2020. Residential streets spread out from there in every direction. Dundee and Country Club are a short drive south, and Keystone lies to the northwest. Our guide to downspouts and basements fits many Benson homes well.

FAQ

Gutter questions from Benson

Is it worth replacing gutters on an older Benson house instead of patching?

If your gutters are sectional, leak at more than a few seams and are held with spikes in soft fascia, patching usually means paying for the same visit again next year. A full replacement includes new fascia where needed, so the whole system starts sound. If the gutters are seamless and only one area is failing, a targeted repair is the better value.

Where should downspouts drain on a narrow Benson lot?

Ideally toward the front or back yard, at least 5 feet from the foundation, and never toward your neighbor's house. Where side yards are tight, we use hinged extensions or a short buried line to an emitter. Downspouts never tie into the sewer. Our underground drains page explains how we slope and finish those lines.

Do you work on commercial buildings along Maple Street?

Yes. Older storefronts often have box gutters, scuppers and conductor heads that need relining, resealing or replacement, and some need larger downspouts than residential stock. We plan the work with owners and managers so entrances stay clear during business hours, and we can schedule early or late if needed.

Why does my Benson gutter leak only at the corners?

Corners, called miters, are where two pieces of gutter are joined and sealed, and the sealant there takes the most movement from heat and cold. On sectional systems the seams along the run fail the same way. Cleaning out old sealant, re-riveting and resealing usually stops the drip. If several corners and seams are failing at once, the system is near the end of its life.
