Box Gutter and Copper Work in Cathedral, Omaha, NE 68131

Gold Coast houses near St. Cecilia were built for show, with heavy cornices, tall roofs and gutters hidden in the trim. Keeping them dry means working with that design instead of covering it up.

Quick answer

In the Cathedral neighborhood we reline built-in box gutters, install and repair soldered copper, and rebuild the wood cornice and fascia that rot when hidden gutters leak. We match profiles so the roof edge keeps its original lines. Crews come from our downtown Omaha office, a few minutes east. Call us to arrange a look.

St. Cecilia Cathedral, at 701 North 40th Street, broke ground in 1905 and took more than fifty years to finish. The Omaha neighborhood that grew up around it over the same years is now part of the Gold Coast Historic District, roughly 30 blocks of Colonial Revival, Tudor Revival and Queen Anne houses built from the 1880s into the 1940s.

Those styles share one gutter habit that keeps us busy: the trough is often built into the roof edge, lined with metal and boxed into the cornice. From the street you see molding, not a gutter. When the lining fails, water runs into the cornice, the frieze and sometimes the wall. Box gutter repair here is careful, staged work, and it is the job we are called for most.

Gold Coast rooflines up close

Queen Anne houses bring towers, bays and several small roof sections, each with its own short gutter and outlet. Colonial Revival houses tend toward long, straight cornices with a deep box gutter running the full length. Tudor Revival houses swap that for steep gables and valleys. One street can hold all three, so we do not walk onto a Cathedral job with a single plan.

The original linings were usually tin-coated or galvanized steel, and after a century or so they crack at the seams, rust through at the outlet and pull away where the trough meets the roofing. We strip the old lining, repair or replace soft trough wood, and reline with a membrane or soldered metal. Where owners want a hung gutter instead, soldered copper gutters on brackets fit these facades better than a stock aluminum profile.

A hilltop, tall roofs and freeze-thaw

The cathedral stands on the highest hill in that part of Omaha, at around 1,200 feet, so many of these blocks sit high and open to wind. Tall roofs catch storms broadside, and loose sheet metal at a cornice can peel back in one gust. Hilltop lots do drain well, but only if downspouts carry water off the crown instead of soaking the foundation on the way down.

Winters bring repeated thaws, and the Nebraska State Climate Office notes that warm spells of five or more days above freezing have grown more common. Each thaw sends meltwater into box gutters, and each refreeze works at any open seam in the lining. Small cracks become leaks in a single season.

The work Cathedral homes need

Built-In Box Gutter Repair

Hidden troughs in the cornice are standard on these houses. Relining with a membrane or soldered metal stops leaks into the frieze and walls without changing the look from the street.

Copper Gutters

Soldered copper suits Queen Anne and Colonial Revival trim and weathers in place. We keep copper straps, fasteners and downspouts throughout so no other metal touches it.

Fascia Board Replacement

A leaking box gutter rots the fascia and cornice boards below it. We cut out the soft wood and mill or match replacement boards to the existing profile.

Soffit Repair

Deep overhangs on these houses hide soffits that stay wet when gutters fail. We repair rotted soffit and close openings that birds and squirrels use to get into the eaves.

Half-Round Gutters

When a box gutter is converted to a hung gutter, half-round on period brackets keeps the eave reading as part of the original trim rather than a modern add-on.

Heated Gutter Cables

Box gutters on shaded north eaves can hold ice through repeated thaws. Self-regulating cable in the trough and outlet keeps a channel open, on a GFCI outlet set up by an electrician.

Around the cathedral

The Gold Coast district runs from 36th to 40th streets and from Jones north to Cuming, with the cathedral itself near its northwest corner on 40th Street. Many of these homes went up in the 1910s, when Catholic families were encouraged to settle near the growing parish. Dundee is a short drive west, and Benson lies to the northwest. We cover the whole 68131 area from the downtown office.

FAQ

Gutter questions from Cathedral

How do I know if the box gutter on my Gold Coast house is leaking?

Look for peeling paint or dark stains on the cornice and soffit, rot at the bottom edge of the frieze board, plaster stains along an exterior wall upstairs, or water dripping from the soffit rather than the gutter edge. Any of these near the roofline points to a failed lining. We open the trough and check the wood and seams before recommending anything.

Membrane or metal: which is better for relining a box gutter?

Both work when installed correctly. A membrane liner goes in with fewer seams and handles movement well, and it costs less. Soldered copper or terne-coated metal lasts longer and matches the original construction, which some owners of historic homes prefer. We look at trough shape, access and your budget, then explain the tradeoffs before you choose.

Can you convert a built-in gutter to a hung gutter without changing the look much?

Yes, with some care. We close in the old trough, rebuild the roof edge with new decking and drip edge, and hang half-round or copper gutters on brackets just below the cornice. The profile changes slightly, but chosen well, it still suits the house. On a historic district home we keep the trim intact wherever we can.

Why does ice build up in the box gutters on my St. Cecilia area house?

Box gutters sit at the roof edge where the eave stays cold while the roof above warms from attic heat or sun. Meltwater runs down, reaches the cold trough and refreezes, especially on shaded north sides. A heat cable can help keep the outlet open, and better attic insulation and ventilation reduce the melting in the first place.
